Description

The project comprises of two duplexes, each duplex comprising of 5 en-suite bedrooms and 1 study. Ground floor comprises of a big kitchen & store, sitting room, dining, 1 bedroom and a big study. Upper floor has 4 bedrooms, a moderate family sitting room, a lobby each in the front and back.

Each duplex has a detached Boy’s quarters. Each BQ comprises of 2 en-suite bedrooms. The two bedrooms have separate entrances to allow for separate occupants. One of the bedrooms has attached to it a sitting room, kitchen and a Store. Each BQ is a full bungalow on its own.

Description of the Buildings:
1. The building has a combination of strip and pad foundation
2. Frame is of reinforced concrete beams and columns
3. The first-floor slabs (decking) is reinforced with 12mm and 16mm TMT Tiger rods
4. Walls, both internal and external, are of sandcrete block walls
5. The roof is of the best quality available in roofing technology, Gerald roofing materials, supplied and installed directly by Wichtech Company- It came with 50 years warranty
6. All the conduit mechanicals and electrical used top range pipes and pvcs, including for ACs. Floor finishes is a combination of marbles and Italian/Spanish tiles
7. Normal plastering was followed with cement bond screeding
8. The railings are of stainless steel
9. It comprises of POP ceiling; casement windows, with standard tower frame; well finished panel doors, with top-range security doors on all exits. All doors are fire-proof
10. The surroundings are paved concrete casts with colored stamped designs, and horticultural spaces enclosed with strong but fanciful kerbs
11. There is block wall fencing, with burglary proofs on top

Please note that:
1. The Kitchen cabinet will be of HDF and MDF materials and extractors will be provided, but the client shall equip with cooking appliances of their choice
2. Customised Wardrobes are provided; the bedroom furniture shall be provided by the client
3. All the sockets/points for ACs shall be provided but the clients will purchase the ACs of their choice
4. There are conduit-piped modern CCTV security cameras all over the place
5. We have provided the plinths, with connections and platforms for the Power Generator, but the client will buy the generator of their choice; The buildings have been connected to the normal power source though
6. There are separate gates and gatehouses to each duplex. The two duplexes are designed for possible complete separation from each other
7. Each duplex has it own borehole. The water tank tower is made of high-quality H-beam and checker plate. There is one water tank to each of the duplexes and another separate one for each BQ
